What is Madison Fields?

An inspired neighborhood where Southern grace meets European sophistication: 147 homesites across 300 acres in Madison County, Georgia, ten minutes from downtown Athens.

How close is The Rose Golf Club?

Madison Fields is on an adjacent parcel; the two communities sit close to one another but are intentionally screened from view. Ownership in Madison Fields does not grant any rights to membership in The Rose Golf Club.

What governs the architecture?

The Pattern Book and ARB Guidelines define the architectural standards. Three approved styles guide the design vocabulary (Arts & Crafts, Vernacular, and Mid-Century Regency), and every submission is reviewed by the Design Review Board.

How the buying process works.

What does it take to purchase a homesite?

It begins with a $10,000 refundable reservation. Once you have chosen your homesite and are ready to commit, your reservation converts and an additional $40,000 brings the lot deposit to $50,000, due at contract. When the neighborhood's development is complete and the plat is recorded, closing follows within 15 days, and home construction is ready to begin, expected in late winter or early spring of 2027.

How are homesites priced?

For this launch only, homesites are priced between $250,000 and $375,000. Prices will increase after the initial launch.

What happens between contract and closing?

Your commitment opens the building team and plan phase of your journey. You will meet the teams, choose the right fit, and shape your plans, whether you start from a cottage plan or a fully custom estate design. By the time the neighborhood is ready, so are your plans and your team.

How are building teams assigned to homesites?

Most homesites are open to your choice of building teams, while some lots are pre-designated to a single building team. Each lot page lists which teams are available, or assigned, for that homesite.

Are custom homes available alongside the Madison Fields plan book?

Yes, on estate homesites. Choose a home from the curated Madison Fields plan book, or design one entirely your own. The Madison Fields Design Review Board will guide you, or bring an outside design team, if desired. Curated or custom, every home finds its place within the Pattern Book and ARB Guidelines.

What is the timeline to start construction?

Construction must begin within 12 months of closing on a cottage homesite, and within 24 months on an estate homesite.
